These Terms & Conditions outline the rules, responsibilities, and important information for guests booking and staying at our Orlando holiday home. Please read them carefully before confirming your reservation.

1. Bookings
1.1. Submission of the Booking Form by the Party Leader confirms acceptance of these Terms and Conditions on behalf of all guests named on the booking (including any later agreed amendments). 1.2. No all-male groups or parties consisting of guests under the age of 21 will be accepted. 1.3. No pets are permitted. 1.4. The villa is strictly non-smoking indoors. Smoking is permitted only on the patio area. Please use the ashtrays provided. 1.5. The property is registered with the relevant state authorities and complies with all applicable legislation.
2.1. Local calls are free of charge. 2.2. All other calls are chargeable. 2.3. Any charges incurred beyond the free daily allowance of 15 minutes will be deducted from the security deposit.
3.1. Standard rental periods are Saturday to Saturday. Alternative dates may be available upon request. 3.2. Mid-week arrivals may incur a 10% surcharge. 3.3. Stays of 5 nights or fewer incur a cleaning fee of £50 or $85. 3.4. Check-in is from 4:00pm local time; check-out is by 10:00am. 3.5. Late departures may incur an additional day’s rental charge unless previously agreed. 3.6. Early check-in or late check-out may be arranged if the villa is available.

4.1. A non-refundable deposit of £150 or $250 per week is required within 7 days of booking.
4.2. Balance payment is due 8 weeks prior to arrival.
4.3. A refundable security/breakage deposit of £150 or $300 is due 8 weeks prior to arrival.
4.4. Arrival documentation will be issued once final payments have cleared.
4.5. We do not accept credit or debit card payments.
4.6. Failure to make final payment by the due date constitutes cancellation, resulting in loss of deposit.

5.1. The villa uses a keyless entry system. A backup key is stored in a secure box and must be returned after each use.
5.2. Loss of the key incurs a charge of $250.
5.3. Lockouts requiring management assistance are chargeable at $25 (office hours) or $100 (out of hours).
5.4. Guests are responsible for all damage, breakages, excessive cleaning, and misuse of villa facilities.
5.5. The security deposit will be refunded within 35 days of departure, less any deductions.
5.6. Additional deductions may apply for:

  • Misuse of the telephone system
  • Pest control caused by uncovered food
  • Fines arising from incorrect trash disposal

5.7. The owners reserve the right to seek additional costs beyond the security deposit if damages exceed the deposit value.

6.1. Cancellations must be made in writing.
6.2. Cancellation charges:

  • More than 8 weeks before arrival: Loss of deposit
  • 8–5 weeks before arrival: 50% of rental cost
  • Less than 5 weeks: 100% of rental cost

6.3. If the full balance has already been paid, the same conditions apply.
6.4. Guests are strongly advised to obtain comprehensive holiday and cancellation insurance.

7.1. In the unlikely event the owners must cancel your booking, all payments received will be refunded in full (without interest or compensation).
7.2. Where possible, the management company will attempt to relocate guests to a similar or superior property.

8.1. If pre-booked, pool heating will be switched on the morning of arrival and may take up to 24 hours to reach temperature.
8.2. The heater operates during pump/filter hours only (typically 9am–5pm).
8.3. Guests should use the pool blanket when the pool is not in use to retain heat.
8.4. Heaters are less effective when outdoor temperatures fall below 65°F. Refunds are not issued due to weather conditions.
8.5. Suspected heater faults must be reported to the management company.
8.6. Engineers operate Monday–Friday only.
8.7. Low pool water levels may turn off the heater; guests may be asked to top up the pool.
8.8. Non-emergency call-outs (e.g., “pool not warm”) incur a $50 charge.

Safety Note – Pool Alarms

Tampering with pool alarms is a criminal offence under Florida Law (Chapter 515.33).
Minimum charge: $75 per alarm, deducted from the security deposit.

9.1. Guests must obtain adequate travel, medical, accident, and cancellation insurance.
9.2. British citizens require a valid 10-year passport and ESTA authorisation to enter the United States.

10.1. No liability is accepted for loss, delays, or changes caused by events outside the owners’ control, including but not limited to pandemics, war, civil unrest, airline disruption, adverse weather, natural disasters, or industrial disputes.

11.1. Maximum occupancy must not exceed the number stated on the booking form.
11.2. Pool and spa use is entirely at guests’ own risk.
11.3. No diving permitted.
11.4. Children must be supervised at all times.
11.5. Glass is strictly prohibited in the pool area; plastic glasses are provided.

12.1. Any issues must be reported immediately to the management company so they can be resolved quickly.
12.2. Serious concerns should also be reported to the owner, Michael Collinson, within 14 days of departure.
12.3. Issues not reported during your stay cannot be considered after departure.

13.1. The property is privately owned. The owners and management accept no responsibility for personal injury, accidents, loss or damage to personal belongings.
13.2. The owners and authorised contractors reserve the right of access to the property (e.g., pool maintenance, gardening).

14.1. All information provided is believed to be correct but is for guidance only and does not form part of any contract.

15.1. These Terms and Conditions are governed by the laws of England.
15.2. All parties submit to the exclusive jurisdiction of the English courts.
